MMC involves a wide range of techniques and materials but the overriding aim is to minimise the amount of time required to construct a building on site. There has been an acceleration in the use of MMC over the past decade, but mainly in the social housing and self–build housing sectors. Most private house building still adopts traditional construction methods although this may nowadays embrace some elements of MMC such as prefabricated dormer windows and chimneys. Some, but by no means all of the systems that have thus far been developed have received BOPAS accreditation which is an independent body that assesses the suitability of certain systems and if approved, it ‘guarantees’ a minimum life expectancy of 60 years, but so far this has had very patchy success. MMC is still evolving and whilst most lenders will consider it, it is still very much on a case by case basis.
